Increase Your Property Value Based on Your Budget

If you plan on selling your home, or you just want to increase value for the future, there are a million ways to increase its appeal and its property value. If you have planned and saved, you may have the resources to make some major changes to your home. Of course, big changes can result in big increases in your home’s value. But even if the large projects are out of your price range, that doesn’t mean that there’s nothing you can do to supplement your home’s appeal. Here are a few ideas to improve your house based on your budget.

Big Ticket Items

If you have the resources available, major projects can make a big difference in the beauty of your home and its potential listing price.

Creating greater curb appeal for your home will act like a magnet on potential buyers. Regardless of what you do inside, if buyers never come through the front door it will have been for nothing. Making sure that the outside of your home looks clean, updated and appealing is not something you should miss.

The obvious big-ticket items for the outside of your home are new siding, a new roof, and new vinyl windows. If you have been maintaining your home over time, it’s unlikely that you will need to do all of these improvements, but even just one can boost your home value by thousands of dollars.

Less necessary, but creating a lot of appeal are recreational areas like porches, patios and pools. Materials and design will create a large difference in price for these kinds of changes, but the value they add might make it worth your while to check out in ground pool cost.
Inside the home, the biggest bang for your buck will be renovating the kitchen and bathrooms. When it comes to big-budget projects, a kitchen renovation is the king of them all. But you stand to recoup between 60 and 80 percent of what you spend on it, and until you decide to sell, you get the benefits of meal prep in a beautiful space.

Depending on the size of your bathrooms and how much work is needed, bathroom renovations cost significantly less than kitchen redos. On average a new bathroom will run between $6,000 and $15,000 and when it’s time to move, you can expect somewhere in the range of a 70 percent return on your investment.

Moderate Fixes

If your budget doesn’t cover the projects listed above, don’t despair. With a moderate budget and some elbow grease, you can affect major changes in your home’s appearance and value with a much smaller investment.

Outside, a new garage door can be just the facelift your house needs. Refreshing the trim around your windows or installing outdoor shutters can add a lot of character. Painting or replacing the front door can really freshen up the exterior of your home. Hiring a professional to trim the trees and bushes can make a shaggy exterior look clean and neat. Even something as small as replacing your house numbers with something a bit more upscale can make a difference.

Inside the home, there are too many possibilities for lower budget changes to list them all here, but everyone’s list should begin with paint. New paint is the least expensive upgrade any homeowner can make, but the effect on the look of your home is massive. And don’t stop with the walls! New paint on kitchen and bathroom cabinets with the addition of some new hardware can mimic a much more expensive renovation. You can even paint bathroom tiles, worn wood floors or countertops. When renovating on a budget, paint is your best friend!

Regardless of your budget, you can make changes and improvements to your home that will have a significant impact on its market value, and you’ll improve your quality of life at the same time. Now, go paint something!
